What this sample is for
This sample is designed for a California residential tenant’s unpaid share of rent. It separates the rent demand, payment instructions, deadline, service record, and pre-service accuracy check so a landlord can review each part before service.

Use when
- The property is residential and the tenant has not paid rent that is actually due.
- The demand will include rent only—not late fees, utilities, damages, attorney fees, or other non-rent charges.
- The lease, property, funding, and local rules have been checked for requirements that may change the notice.
Do not use when
- The property is commercial.
- The issue is a lease violation, nuisance, foreclosure occupant, subsidized share owed by a housing agency, or a no-fault termination.
- You have not confirmed the service date, three-court-day deadline, payment instructions, and every tenant or subtenant who must receive notice.
